Glazing estimating software for storefront, curtain wall and windows
Glazing estimating software takes off each glazing system separately: storefront and curtain wall by area per elevation, framing by linear foot, glass by square foot and makeup, sealant by perimeter, and windows, doors and hardware by count. Commercial glaziers take off from elevations and the window schedule, then price against supplier quotes and their own labor; residential window contractors usually measure existing openings in the field or from a scan. General takeoff tools handle the measuring, while glass-specific platforms handle quotes, purchasing and billing3.
What a glazing takeoff measures
| Item | Unit | What to watch |
|---|---|---|
| Storefront by elevation | SF | Measure overall area per elevation and system; keep each storefront series separate because framing and labor differ. |
| Curtain wall by elevation | SF | Split vision and spandrel areas. Unitized and stick-built systems carry different engineering, labor and lead times. |
| Framing members | LF | Heads, sills, jambs, verticals and horizontals. The grid spacing on the elevation drives the count. |
| Glass by makeup | SF / EA lites | Insulating units, tempered, laminated, fire-rated and spandrel glass are priced separately and sometimes by lite size. |
| Perimeter sealant | LF | Every opening perimeter gets sealant and often backer rod; interior and exterior seals may both be in scope. |
| Windows by type | EA | Count by mark from the window schedule, with size, operation and glass type. |
| Entrances and hardware | EA / sets | Aluminum entrance doors are counted each with their hardware; check whether door hardware is in your scope or in the Division 08 door hardware section7. |
| Anchors, flashing and sills | EA / LF | Sill flashing, sub-sills and anchors at slab edges are often missed in a first pass. |
How a glazing estimate is built
- Read the glazing specification and identify each system, glass makeup and performance requirement.
- Take off elevations by system: storefront, curtain wall, window wall, punched windows and interior glazing.
- Count windows and doors against the schedule and reconcile with what the plans and elevations show.
- Derive framing lengths, glass areas by makeup and sealant perimeters for each system.
- Send the quantities to suppliers for framing and glass pricing, and track which quotes are valid and until when.
- Add labor by system, equipment (lifts, hoists, swing stages), engineering, shop drawings, mockups and testing if required.
- Build the proposal with clear inclusions and exclusions, then carry the estimate forward as the job budget.
What to look for in glazing software
Systems kept separate
Each storefront series, curtain wall type and window mark should be its own classification so quantities export the way you price them.
One pass for area, frame and perimeter
Look for tools that return glazed area and frame perimeter from the same measurement instead of making you trace twice.
Supplier quote tracking
Glazing bids depend on framing and glass quotes with expiry dates. Keeping those quotes inside the estimate avoids pricing with stale numbers.
Addendum comparison
Drawing comparison shows which marks changed between the bid set and the addendum so you re-price only what moved.
Software glazing estimators use
| Tool | What it does for glazing | Price |

Window estimating software for residential replacement
Replacement window contractors rarely have drawings. The estimate starts with each existing opening: width, height, operation, install method (full frame or insert) and interior and exterior trim. That is a measuring problem in the field, which is why phone-scan tools such as Hover, which measures windows along with siding and roof4, and field quoting tools such as Glazier's residential side3 are the usual fit.
Commercial window and glazing estimating is a different job. The windows are already sized on the schedule, and the work is counting marks, measuring systems on the elevations and pricing against supplier quotes. That is where plan takeoff tools and commercial glazing platforms are used.
Automatic entrances and electrified storefront doors
Storefront entrances are where the glazing package and the electrical package touch most often. Horton's architectural specification for its Profiler Series 2000 sliding door calls for a 120 VAC, single phase, dedicated 20 amp circuit per operator, and gives the wiring to the general or electrical contractor, including the power and low voltage wiring for associated security systems8. The glazier sets the frame, header and operator; the electrician brings a circuit to the header. If the electrical drawings miss an operator that the door schedule shows, nobody has priced that circuit.
Aluminum entrance doors with electric strikes, electrified panic devices, card readers or door position switches need a wire path through the frame, and that is cheaper to plan before the frames are fabricated than to drill in the field. Check the entrance hardware against the electrical and security sheets before you quote, and list the push plates, sensors and power transfers you include.
Card readers and door contacts usually sit with the low-voltage contractor, so three subs share one opening. A short inclusions and exclusions list in each proposal, the way electrical contractors write their bids, is what lets the GC see a gap during leveling in their construction bidding software instead of after award.
Where glazing takeoffs go wrong
- Lumping storefront and curtain wall into one area when their framing, glass and labor are priced differently.
- Tracing each opening once for glass and again for frame and sealant, then losing consistency between the two passes.
- Missing glass type changes buried in an addendum, which can move the price and the lead time.
- Forgetting engineering, mockups and field testing that the specification requires for curtain wall.
- On residential replacement work, measuring rough openings wrong or not noting the install method, which turns into a remeasure or a reorder.
Trades that bid the same job
A glazing bid rarely stands alone. The trades next to it on the schedule read the same drawings and often share scope lines, so it pays to know how they take off too: commercial door estimating software, siding estimating software, metal building estimating software and painting estimating software.
Where AmpCount fits
AmpCount only counts electrical devices and fixtures, so it does not take off glazing, windows or storefront. Where storefront entrances have automatic operators or card readers, the electrical plans may show the power and devices, and AmpCount counts those symbols for the electrical contractor; the glazing package itself stays in your glazing tool.
Questions
How is curtain wall measured for an estimate?
By area per elevation, split into vision and spandrel, with framing measured in linear feet from the grid and sealant by perimeter. Anchors and slab-edge conditions are taken off separately.
What is the difference between storefront and curtain wall in a takeoff?
Storefront is usually one story and priced by opening with framing and glass; curtain wall spans floors and carries more engineering, testing and lead time. Keep them as separate systems in the takeoff.
What is the best window estimating software?
For residential replacement, a field measuring tool or phone scan is the starting point. For commercial work, a plan takeoff tool that counts window marks against the schedule, plus a glazing platform for supplier quotes and billing.
