Commercial door estimating software for doors, frames and hardware
Commercial door estimating software builds the bid opening by opening: each door mark from the door schedule gets its door, frame and hardware set, with size, material, fire rating and handing. The hard part is reconciling the floor plans, the door schedule and the hardware specification so that every opening is counted once and carries the right set. Distributors use openings ERP systems with electronic price books1; subcontractors and estimators often pair a plan takeoff tool with their supplier's pricing.
What a commercial door takeoff measures
| Item | Unit | What to watch |
|---|---|---|
| Openings by mark | EA | Every door tag on the plans should match a row in the door schedule. Openings on the plan but not in the schedule are the first RFI. |
| Singles and pairs | EA openings / leaves | Decide whether you count pairs as one opening or two leaves and keep it consistent with how hardware is priced. |
| Doors by type | EA | Hollow metal, wood, aluminum; core, thickness, face and glass kits all change price. |
| Frames by type | EA | Profile, gauge, anchors and whether the frame is knock-down or welded. Wall type at the opening affects the frame. |
| Hardware sets | EA sets | Each opening carries a set number from the spec. Hinges, locksets, closers, exit devices, stops and seals come from the set. |
| Fire-rated openings | EA | Rating per opening drives labeled doors and frames and the hardware that goes with them. |
| Accessories | EA / LF | Thresholds, gasketing, kick plates sized by leaf width, silencers and astragals for pairs. |
How a commercial door estimate is built
- Collect the door schedule, hardware specification (Section 08 71 00 in most specs6), floor plans, door types and frame elevations.
- Count every opening on the plans by mark and reconcile with the door schedule; list mismatches as RFIs.
- Assign door type, frame type and fire rating to each opening from the schedule.
- Map each opening to its hardware set and break each set into items with quantities.
- Size accessories by leaf dimensions (kick plates, astragals) and split sets where openings differ in size.
- Price from manufacturer price books with discounts, freight and markup, and add installation labor if you install.
- Track addenda: added, deleted and changed openings, and re-price only what moved.
What to look for in commercial door software
Schedule extraction
The door schedule and hardware sets should come into the estimate without retyping, mapped opening to set.
Plan to schedule reconciliation
Find door tags on the plans and flag those missing from the schedule, or schedule rows with no tag on the plans.
Price books and set breakdown
Distributors need current manufacturer price books and per-item hardware quantities. Subcontractors need at least per-opening pricing they can trust.
Addendum diffs
Door packages change through design. Seeing added, deleted and changed openings saves a full recount.
Software commercial door estimators use
| Tool | What it does for commercial door | Price |
|---|---|---|
| Comsense Enterprise Comsense | ERP for architectural openings distribution: imports door schedules and hardware sets, electronic price books, detailing and headings, project management and accounting.1 | Not published |
| Bild AI Bild AI | AI takeoff for Division 8: extracts door schedules and hardware sets, locates openings on plans, flags plan and schedule mismatches, diffs drawing sets and exports to quoting systems.2 | Not published |
| Togal.AI Togal.AI | Plan takeoff for doors and hardware: counts openings by type with image and text search, frame counts by profile, per-opening cost formulas and drawing comparison.34 | Growth $299/mo per user, billed yearly; custom for 4+ users |
| PlanSwift ConstructConnect | General takeoff and estimating with Auto Count for door symbols and assemblies for door, frame and hardware pricing.5 | Essential $2,000/yr; Core $3,000/yr (1 seat) |

Distributors and installers need different tools
Door and hardware distributors detail every opening down to hardware preps and buy from manufacturers, so they run openings ERP systems such as Comsense Enterprise, which keeps electronic price books and handles detailing, project management and accounting in one place1.
Installers and general contractors pricing openings inside a larger scope usually need the count right and a per-opening price, not full detailing. A plan takeoff tool that counts openings by type and reconciles them with the schedule, plus the distributor's quote, covers most of that work.
Electrified openings: power supplies, raceways and fire alarm release
An access-controlled door pulls in three specification divisions: the electrified lock and power transfer in Section 08 71 00, the 120-volt circuit, boxes and conduit in the electrical scope, and the reader, cable and controller in Division 28. Power supplies are the item most often bought twice or not at all. Asked about a job where 80 doors got 80 power supplies while the security contractor had planned consolidated power, Allegion answered that it now notes each power supply in its Division 08 hardware sets as provided by or coordinated with Division 287. It also recommends a design-phase coordination meeting that includes the electrical engineer7.
Fire-rated doors limit what can be done in the field. Under NFPA 80 (2016 and 2019 editions), drilling raceways for wires at the job site must follow the door manufacturer's listing and be permitted by the laboratory that lists the door8, so electrified rated doors should be ordered prepped. Magnetic locks and door holders that release on fire alarm also need a relay and wiring from the fire alarm system, which is easy to leave out of every bid on the job.
The clean fix is a written split per opening: who furnishes the power supply, who pulls the cable, who makes the final connection. Electrical estimators carry that as a scope note in their bid template, and comparing it with your hardware sets before bid day is part of how electrical jobs are bid on projects with heavy access control. The electrical side counts these devices as part of the normal electrical estimating pass.
Where commercial door takeoffs go wrong
- Trusting the schedule count without checking the plans, or the reverse. They often disagree.
- Pricing hardware by set without checking that every opening assigned to that set really matches it.
- Treating a pair as a single opening in one place and as two leaves in another.
- Missing fire ratings, which changes doors, frames and hardware at once.
- Leaving electrified hardware and access control unclear between Division 08 and the electrical or low-voltage contractor.
Trades that bid the same job
A commercial door bid rarely stands alone. The trades next to it on the schedule read the same drawings and often share scope lines, so it pays to know how they take off too: glazing estimating software, low voltage estimating software, drywall takeoff software and framing takeoff software.
Where AmpCount fits
AmpCount only counts electrical devices and fixtures, so it does not count doors, frames or hardware sets. The two meet at electrified openings: card readers, door contacts and power supplies often appear on the electrical or low-voltage sheets, and when those symbols are in the legend AmpCount counts them for the electrical contractor. The Division 08 package stays with your door estimating tool.
Questions
What is Division 08?
In the MasterFormat specification structure, Division 08 covers openings: doors, frames, hardware, windows, storefront and glazing6. Door hardware is usually Section 08 71 006.
How do you estimate a door hardware package?
Count every opening, assign its hardware set from the specification, break each set into items and quantities, size accessories by door dimensions, then price from manufacturer price books with discounts and freight.
Why don't the door schedule and floor plans match?
Design changes often update one and not the other. Reconcile tags on the plans with rows in the schedule before pricing, and send the mismatches as RFIs.
