Siding estimating software for net wall area and trim

Siding estimating software measures each wall in squares (100 square feet), deducts openings according to your own policy, and runs the linear trim: starter, corners, J-channel, window and door wraps, fascia and soffit. Residential siding contractors mostly measure from a phone scan or an aerial wall report, then price the material list in the same tool. On commercial jobs with elevations, a plan takeoff tool measures the panels and trim instead.

What a siding takeoff measures

ItemUnitWhat to watch
Wall area by elevationSQ (100 SF)Measure gross area per wall, including gables, then deduct openings as a separate line so the deduction is visible and adjustable.
OpeningsEA / SFWindows and doors are counted for wraps and trim, and their area is deducted only above the size your company deducts.
Outside and inside cornersLF / piecesCount by height. A two-story corner is not the same piece count as a one-story corner.
Starter strip and J-channelLFStarter runs along the base of each wall; J-channel runs at openings, soffits and roof lines.
SoffitSFMeasured by depth times run. Vented and solid soffit are priced separately.
FasciaLFUsually wrapped in coil stock. Rakes and eaves can be split if labor differs.
Housewrap and flashingSF / LFHousewrap covers the full gross wall area. Flashing tape at openings is counted per opening.
Tear-off and disposalSQExisting siding type and layers change labor and dumpster size.

How a siding estimate is built

  1. Get measurements per elevation from a scan, an aerial wall report or the architectural elevations.
  2. Split walls by height and access: first story, second story and gables carry different labor and staging.
  3. Deduct openings according to your policy and keep the deduction as its own line.
  4. Run trim: corners, starter, J-channel, window and door wraps, frieze, fascia and soffit.
  5. Turn areas and lengths into product units with waste: boxes or squares of siding, pieces of trim, coils of stock.
  6. Add tear-off, housewrap, flashing, disposal, staging and any rot repair allowance.
  7. Price by product line and present options if the homeowner is choosing between materials.

What to look for in siding software

Per-elevation measurements

Totals are not enough. You need wall area, openings and trim lengths for each side so you can check them against photos and price height differences.

Opening deduction rules

The software should let you set how openings are deducted rather than applying its own fixed rule.

Material list with waste

Siding, trim pieces and accessories should come out as orderable units with your waste factors.

Shared with roofing and windows

Many exterior contractors sell siding, roofing, gutters and windows together, so one measurement source for all four saves a second site visit.

Phone scan, aerial report or elevations?

For an existing house the choice is between a phone scan and an aerial report. Hover builds a 3D model from photos taken on site and prices by structure complexity1; Eagleview sells wall reports from aerial imagery without a visit2. Both give per-wall areas, openings and trim lengths that a plan takeoff cannot, because there is usually no plan.

For new construction and commercial buildings the architectural elevations are the source, and a takeoff tool such as STACK or PlanSwift measures panels, trim and openings directly from the drawings34. That route also captures details an aerial image cannot see, such as panel joints and reveal layouts shown on the elevations.

Light blocks, exterior receptacles and other holes in the siding

Every wall pack, porch light, camera and exterior receptacle on an elevation is a penetration the siding has to be cut and trimmed around. The Vinyl Siding Institute's installation manual calls for a two-piece mounting block where a removable light fixture occurs, and says light blocks for external fixtures must be installed to adequate backing5. Who furnishes the blocks, who sets them and who puts backing behind the sheathing is a scope line worth writing into both bids, because the siding crew is on the wall before the electrician comes back to trim out.

Exterior receptacles bring their own hardware. Under NEC 406.9(B)(1), a 15- or 20-amp receptacle in a wet location needs an enclosure that stays weatherproof with the plug inserted, an outlet box hood used for that must be listed and identified as extra-duty, and the receptacle must be the weather-resistant type6. Those in-use covers sit well off the wall, so plan a block or trim ring that the cover can seal against.

Electrical estimators count these devices from the elevations and the lighting plan as part of a normal electrical estimate, while exterior cameras and intercom stations usually belong to the low-voltage contractor. Asking for that list early, for example on a shared electrical takeoff sheet sorted by elevation, gives you the block count without reading the electrical set yourself.

Where siding takeoffs go wrong

  • Deducting every opening at full size, which leaves no material for cuts around windows and shorts the order.
  • Using one corner count for the whole house when wall heights vary.
  • Forgetting gable areas above the eave line or dormer cheeks when the measurement comes from a photo.
  • Pricing panels but skipping the trim package, which takes much of the labor on many houses.
  • Ignoring access: a walkout basement or a steep lot makes one elevation much taller than the others.

Trades that bid the same job

A siding bid rarely stands alone. The trades next to it on the schedule read the same drawings and often share scope lines, so it pays to know how they take off too: roofing estimating software, glazing estimating software, painting estimating software and insulation estimating software.

Where AmpCount fits

AmpCount only counts electrical devices and fixtures, so it does not measure siding, trim or wall area. On commercial buildings the exterior light fixtures and exterior receptacles on the electrical plans are counted by AmpCount for the electrical contractor; coordinating their locations with the siding layout stays with the siding estimator.

How electrical takeoff software counts a plan set

Questions

How is siding measured?

In squares of 100 square feet of wall, measured per elevation, with openings deducted according to the contractor's policy. Trim is measured in linear feet and converted to pieces.

Should I deduct windows from siding area?

Most contractors deduct only openings above a certain size, because cutting around small openings wastes material anyway. Whatever the rule, keep the deduction as a separate line so you can see and change it.

Can roofing software estimate siding?

Some can. Hover measures roof, siding, gutters and windows from one scan1, and Eagleview sells wall reports alongside roof reports2. Roofing CRMs that rely only on roof reports may not have wall data.

What about fiber cement or panel siding on commercial jobs?

Commercial siding is usually bid from elevations and details, where joint layout and trim profiles matter. A plan takeoff tool with your own assemblies handles that better than a residential scan.
