Framing takeoff software from wall run to piece count
Framing takeoff software measures wall runs, floor and roof areas and openings from the plans, then applies assemblies that turn them into stud counts by spacing and length, plate footage, headers, sheathing sheets, joists, rafters, blocking and connectors. Plate height and spacing come from sections and the structural notes, so a good tool makes them easy to set per wall type. The estimator still checks bearing walls, openings and connections before the lumber list goes to the yard.
What a framing takeoff measures
| Item | Unit | What to watch |
|---|---|---|
| Wall runs by type | LF | Exterior, interior, bearing and shear walls are separate conditions because studs, sheathing and nailing differ. |
| Studs | EA | From run length, spacing and plate height, plus extras at corners, intersections and openings. |
| Plates | LF | Bottom plate, double top plate and treated sill plate on slabs are each their own line. |
| Headers, kings and jacks | EA | Counted per opening by size from the door and window schedules and the header schedule. |
| Sheathing | SF / sheets | Wall and roof sheathing by area; shear walls may call for a different panel and nailing pattern. |
| Joists and rafters | EA / LF | From span, spacing and layout; engineered joists and trusses are often priced by the supplier from the layout. |
| Blocking, bracing and backing | LF / EA | Fire blocking, backing for cabinets and fixtures, and bracing are small items that add up. |
| Hardware and connectors | EA | Hangers, straps, hold-downs and anchors from the structural drawings. |
How a framing estimate is built
- Read the structural notes, wall types, header schedule and shear wall schedule.
- Set up wall conditions with spacing, plate height and stud size or gauge.
- Measure wall runs per floor, counting openings by type as you go.
- Measure floor and roof areas, joist and rafter layouts, beams and posts.
- Apply assemblies for studs, plates, headers, sheathing, blocking and connectors with waste.
- Send truss and engineered lumber layouts to suppliers if they price them.
- Add labor by production rate, equipment and lumber price assumptions, and date the lumber pricing in the proposal.
What to look for in framing software
Wood and metal framing assemblies
Your stud, plate, header and sheathing formulas should apply as walls are measured, for wood or light-gauge steel.
Openings counted with the walls
Doors and windows by type drive headers, kings, jacks and cripples. The tool should count openings in the same pass.
Joist and rafter tools
Floor and roof framing need layout tools that produce members by length, not just areas.
Revision tracking
Wall type, spacing or gauge changes in an addendum move the piece count quietly. Drawing comparison catches them.

Wall-and-ceiling contractors vs residential framers
Commercial wall-and-ceiling contractors frame mostly with light-gauge steel studs and track, and their framing takeoff is the same measurement as their drywall takeoff: partition runs by type with heights. For them, one tool that carries a wall type through studs, track, board and finishing is the efficient choice, which is why PlanSwift and Togal both pitch framing and drywall together136.
Residential and multifamily wood framers measure walls, floors and roofs, and much of the cost sits in headers, sheathing, engineered lumber and connectors. Their takeoff needs joist and rafter layout and opening counts, and the lumber list often goes to a yard that prices trusses and engineered members from its own layout. In both cases the estimator should review the AI or assembly output: PlanSwift states on its framing page that AI results are a starting point that you are responsible for verifying1.
Bored holes, nail plates and backing for the electrical rough-in
The electrician drills through your studs and joists, and the NEC sets the distances. Under 300.4(A)(1), holes in wood framing for cables or raceways must be at least 1 1/4 inches from the edge of the member, and where they are closer a steel plate at least 1/16 inch thick must cover the wiring; rigid metal conduit, IMC, PVC and EMT are exempt from the plate (2020 NEC)7. In metal framing, 300.4(B) requires listed bushings or grommets where NM cable passes through openings, and a 1/16 inch steel sleeve, plate or clip where screws or nails are likely to hit NM cable or ENT8.
Two framing details change the electrical labor. Shallow studs, doubled members at openings and engineered joists with their own drilling limits mean more plates and more re-routing, so flag them early. Backing is the other: wall-hung panelboards, TV and display mounts, heavy fixtures and equipment shown on the electrical sheets often need blocking that only the framer can install before board goes up.
Get the electrical contractor's list of backing locations while you take off blocking, and agree on who supplies nail plates. The plumbing estimate drills the same wet walls, so one pass through the set with both trades saves surprises. When the electrical takeoff lives in commercial electrical estimating software, a device list by room is a quick export, and the guide to electrical estimating shows how that count is built.
Where framing takeoffs go wrong
- One plate height for the whole building when floors or rooms change height.
- Counting studs from run length only and ignoring corners, intersections and openings.
- Missing headers on openings that appear on the plans but not in the schedule.
- Treating shear walls like standard walls and missing the extra sheathing, nailing and hold-downs.
- Pricing lumber at today's number on a bid that will be built months later without saying so.
Trades that bid the same job
A framing bid rarely stands alone. The trades next to it on the schedule read the same drawings and often share scope lines, so it pays to know how they take off too: drywall takeoff software, remodeling estimating software, concrete estimating software and roofing estimating software.
Where AmpCount fits
AmpCount only counts electrical devices and fixtures, so it does not take off framing, lumber or connectors. The connection is backing and blocking: fixtures and devices counted by AmpCount for the electrical contractor sometimes need backing that the framer carries, so the two counts are worth comparing on the same set.
Questions
How do you count studs in a framing takeoff?
Divide wall length by stud spacing and add one, then add studs at corners, wall intersections and each side of every opening. Assemblies in takeoff software do this per wall type.
Does framing takeoff software handle trusses?
Most tools measure roof and floor areas and layouts, but trusses and engineered joists are usually designed and priced by the supplier. Carry their quote as a line item.
Can the same software do drywall and framing?
Yes. PlanSwift offers a Drywall and Framing Starter Pack1, and Togal covers both trades36, which suits wall-and-ceiling contractors who frame and hang.
What is the cheapest way to start?
STACK publishes a plan at $0 with one active project per month and 50 measurements per project5. It is limited, but enough to test the workflow on one job.
How do I handle lumber price changes in a framing bid?
Date the lumber pricing in the proposal, state how long it holds, and keep material and labor on separate lines so you can update material without rebuilding the takeoff. Assemblies that reference a price list make that update quick.
