The best estimating software for remodeling and residential work
The best estimating software for remodeling combines a cost catalog of your own items and assemblies, allowances and selections the homeowner chooses, change orders, and a proposal the client can sign, then carries the estimate into the job budget. Residential builders need the same, plus takeoff from plans and bid requests to subs. Published prices range from about $10 a month for simple estimate and invoice apps3 to around $200 a month or more for full residential construction platforms1, and a few vendors offer no-cost plans with tight limits54.
What a remodeling takeoff measures
| Item | Unit | What to watch |
|---|---|---|
| Demolition | SF / LS | Remodels start with removal, and hidden conditions behind walls are the main risk. Carry an allowance where you cannot see. |
| Framing and structural changes | LF / EA | New walls, removed walls, headers and beams. Structural work may need an engineer's detail before pricing. |
| Rough trades | EA / LS | Plumbing, electrical and HVAC are usually sub bids. Get them in writing with scope and exclusions. |
| Drywall and finishes | SF | Board, paint, trim and flooring by area and length, by room. |
| Cabinets and countertops | LF / SF | Often an allowance until selections are made, then replaced with the real quote. |
| Fixtures and selections | EA / allowance | Fixtures, tile and lighting the client chooses; allowances must say what they include. |
| Permits, dumpsters and protection | LS / EA | Small items that disappear from estimates built from memory. |
| Contingency | % / LS | Remodels uncover surprises. Show contingency or handle it through change orders, but decide which. |
How a remodeling estimate is built
- Walk the job, measure rooms and photograph conditions; use plans if there are any.
- Build the estimate from your cost catalog by area or trade, using assemblies for repeated work like a bathroom wall or a window replacement.
- Send bid requests to subs for plumbing, electrical, HVAC and specialty trades and add their numbers.
- Set allowances for items the client has not chosen and describe exactly what each allowance covers.
- Add permits, disposal, protection, supervision, overhead, profit and contingency.
- Present the proposal with options and get it signed.
- Turn the estimate into the job budget, then track change orders and actual costs against it.
What to look for in remodeling software
Cost catalog and assemblies
Your items with your costs and markups, grouped into assemblies you reuse on every kitchen, bath or addition.
Selections and allowances
Clients choose finishes after the contract; the software should track allowances and the difference when selections come in.
Change orders and job costing
Remodels change. Signed change orders and estimate-versus-actual tracking protect the margin.
Takeoff for residential construction
Builders bidding from plans need area and length takeoff inside the estimate, or a takeoff tool that feeds it.

Is there free remodeling estimating software?
Very little remodeling software is free for ongoing work. STACK publishes a plan at $0 with one active project per month, up to 300 plan pages and 50 measurements per project5, which is enough for an occasional plan takeoff. Hover gives the first three projects at no charge on its Starter plan4. Joist says its free plan is no longer available and offers a 14-day trial instead3.
For a small remodeler the realistic low-cost route is a simple estimate and invoice app in the $10 to $35 a month range3 plus a spreadsheet cost catalog. Once you run several jobs at once with subs, selections and change orders, an all-in-one platform usually pays for itself in billed change orders alone.
Residential construction estimating software for builders
Home builders estimate from plans rather than a walkthrough. That puts takeoff at the front: foundation, framing, roofing, siding, drywall and finishes measured from the drawings, then priced from a cost catalog and sub bids. JobTread includes takeoff and bid requests in one subscription1; other builders pair a takeoff tool such as STACK with their estimating platform.
The trade pages linked on this page go deeper into each of those scopes, from framing and drywall to roofing and flooring.
AFCI, GFCI and panel capacity when a remodel touches circuits
Moving a wall or redoing a kitchen almost always touches existing branch circuits, and the NEC follows the work. Where 15- or 20-amp, 120-volt branch-circuit wiring is extended, modified or replaced in the dwelling, dormitory and guest room areas listed in 210.12, the wiring must get AFCI protection under 210.12(E), with an exception for extensions under 6 feet that add no outlets or devices6. Kitchen GFCI protection now reaches beyond the countertop to any cord-and-plug-connected appliance in the kitchen, such as the range, refrigerator and disposal receptacles6. Even swapping a receptacle counts: 406.4(D) requires replacements to be GFCI protected where GFCI is now required and AFCI protected where 210.12 requires it7.
For the remodeling estimate, that turns a few new outlets into combination AFCI or dual-function breakers, and an old panel that does not accept them can turn into a panel replacement. Adding an induction range, a heat pump from the HVAC scope or an EV charger raises a second question: whether the existing service has room, which the electrician answers with a load calculation.
Get the electrical sub's number after they have seen the panel, not before, and carry an allowance when you cannot open walls. A quick electrical estimate calculator gives a budget figure for the first conversation, and on larger jobs with drawings, an outside electrical estimating service is another way to get a priced scope to check the sub's bid against.
Where remodeling takeoffs go wrong
- Building every estimate from scratch instead of from a cost catalog with your real costs.
- Vague allowances that cause disputes when the client picks a more expensive fixture.
- No line for hidden conditions on an older house.
- Sub bids without written scope, so gaps between trades become your cost.
- Change orders done verbally and never billed.
- An estimate that never becomes the budget, so you cannot see whether the job made money.
Trades that bid the same job
A remodeling bid rarely stands alone. The trades next to it on the schedule read the same drawings and often share scope lines, so it pays to know how they take off too: cabinet estimating software, framing takeoff software, flooring estimating software and painting estimating software.
Where AmpCount fits
AmpCount only counts electrical devices and fixtures, and it is built for commercial plan sets, so it is not remodeling estimating software. On larger residential and mixed-use projects with a full electrical set, your electrical sub may use it to count devices and fixtures; the remodeling estimate itself belongs in a tool like the ones above.
Questions
What is the best estimating software for remodeling?
The one that holds your cost catalog, handles allowances and change orders, and turns the estimate into a job budget. JobTread and Buildertrend do all of that12; Joist covers estimates and invoices for smaller operations3.
Is there free remodeling estimating software?
STACK has a $0 plan limited to one project a month5, and Hover gives three projects at no charge4. Joist's free plan is no longer available3. Most remodelers end up on a paid plan.
How much does residential construction estimating software cost?
JobTread publishes $199 per month plus $20 per additional internal user1. Joist runs $10 to $70 per month3. Buildertrend gives pricing through a quote request2.
Should remodelers estimate by square foot?
Square foot prices are fine for a first budget conversation. The contract number should come from a line-item estimate built from your cost catalog and sub bids.
Can I use a spreadsheet instead?
Many remodelers start there. The limits show up with change orders, allowances and job costing, which spreadsheets do not track across jobs without a lot of manual work.
